Things we get asked a lot.

How often do I need an EICR as a landlord? +
Every 5 years (or sooner if the EICR itself recommends it). Required at every change of tenancy, and on the existing tenancy if it's been 5 years. In force since 2020 for all privately rented residential premises in England. Fines start at £30,000 per breach.
Do you handle whole portfolios? +
Yes — from 2 properties to 200. We use a central tracker to manage every certificate and renewal across your sites, so nothing falls through the cracks. You get a single point of contact and monthly compliance reports if wanted.
What happens if an EICR comes back as "unsatisfactory"? +
We'll quote for the remedial work separately and, with your approval, carry it out. All C1 (danger present) and C2 (potentially dangerous) issues need to be fixed within 28 days of the report. We issue a follow-up EICR or a "satisfactory remedial" certificate once the work is done.
Do I need a legionella risk assessment even for a small office? +
Technically yes — any employer or landlord has a legal duty under the Health and Safety at Work Act and the Control of Substances Hazardous to Health Regulations (COSHH) to assess the risk of legionella. For simple low-risk premises it's often a short written assessment; for anything with cooling towers, calorifiers or stored hot water, it's a proper survey.
Can you do a one-off job, or do I have to sign a contract? +
Both are fine. We'll do one-off work — a single EICR, a leak fix, a renovation project — no strings attached. Most clients end up switching to a maintenance contract because it's cheaper and simpler, but there's no pressure to.
